Hotel SEO services for hotel groups and resort brands

Hotel SEO for groups with two to ten properties

A reservation that arrives through an OTA typically costs 15 to 25 percent of the room rate in commission (Hotel Online, Sep 2026). We build the property, destination and offer pages that let travellers book on your own site, fix the steps between a search result and the booking engine, and report direct share and commission avoided for each property every month.

$4,500 a month for 2 to 10 properties

  • Scope agreed in writing before work starts, property by property
  • Monthly reports count direct bookings, direct share and OTA commission avoided, alongside rankings
  • The approach comes from the founder's in-house work at Brain Station 23, a software development and IT services company, where SEO and paid search run together lifted inbound pipeline to 43x within eight months
  • No promised rankings, bookings or revenue; the planning model is open for you to check

Customer success journey

Your 12-month direct booking path

Pick where your group stands today, put in your own numbers, and step through the year month by month: what we ship, what you should start to see in Search Console and the booking engine, and what you keep. One agency source describes the same shape for hotels: non-competitive long-tail destination and amenity queries can rank within 60 to 90 days, while head terms held by OTAs and established chains typically take 9 to 18 months (US Tech Automations, Jul 2026, citing Search Engine Journal benchmarks). The chart is a planning model driven by your inputs, with every assumption on screen. It is not a promise.

Where are you starting from?

Most rooms sell through OTAs. Booking.com and Expedia bring most reservations and the group site gets brand searches and little else. Rate parity holds, yet travellers still book on the OTA because its listing ranks for the destination. Visits and booking value are sample numbers: the $150 ADR is the example rate Hotel Online uses (Sep 2026) and 2.5 nights is an assumption. Visit to booking engine search is set at 18 percent, below the roughly 22 percent implied by the Hotel Benchmark averages for independents (0.73 percent site conversion, 3.28 percent booking engine conversion, 550 hotels, 2019 data, via 80 DAYS). Booking engine conversion uses 3.0 percent, just under that 3.28 percent average.

Direct vs OTA: where your bookings come from

Month 0, expected case

A sample channel mix for a group of five properties, shown for today and for whichever month you choose on the scrubber. Every bar stands for one month of booking engine searches across all channels. Only the direct organic slice responds to the model; OTA, metasearch, phone and group volume are held at their month 0 level, so direct share rises only as that slice grows. Each booking that shifts from an OTA to your own site keeps the 15 to 25 percent commission Hotel Online reports for 2026 on your side. These are illustrative shares, not figures from a client.

Bar length is booking engine searches a month from all channels, expected case, drawn to one scale.

Only direct bookings on your own site from organic and brand search changes with the model. The other channels are held at their month 0 volume, and the month 0 shares (direct bookings on your own site from organic and brand search 22%, OTAs: Booking.com, Expedia and others 60%, metasearch: Google Hotel Ads and free booking links 6%, reservations taken by phone, email or walk-in 7%, corporate rates, weddings and group blocks 5%) are an assumption; your channel report replaces them.

This is a planning model built from your inputs and public benchmarks, most of them from vendor, agency and operator publications, and some from 2019 data. It is not a forecast, a promise or a guarantee of rankings, traffic, bookings, direct share, ADR, RevPAR or revenue. Commission avoided is an estimate under the assumption shown.

How the model works

For each month m from 0 to 12: Monthly organic visits, all properties(m) = V0 x VisitRamp(m). Booking engine searches(m) = Monthly organic visits, all properties(m) x C0 x ConversionRamp(m). Direct bookings(m) = Booking engine searches(m minus L) x P. Direct room revenue(m) = Direct bookings(m) x Average booking value (ADR x nights). Cumulative direct room revenue = sum of direct room revenue from month 0 to m. OTA commission avoided(m) = Direct room revenue(m) x 15%. Before month L, direct bookings come from the month 0 level of booking engine searches.

Each ramp is a multiplier on month 0, one per month. Month 0 is 1.00. Every multiplier is an assumption and is editable below.

Assumptions and sources

Monthly organic visits, all propertiesProfile default, editable
Sample number. Replace with organic sessions across all property sites from GA4.
Visit to booking engine searchProfile default 15 to 28%, editable
Derived by us from two older datasets reported by 80 DAYS (eHotelier, 27 Oct 2020): hotel groups 1.9% website conversion and 6.8% booking engine conversion (h2c 2020 Global IBE and Metasearch Study, 76 chains, 2019 data), which implies about 28%; independents 0.73% and 3.28% (Hotel Benchmark, 550 hotels, 2019 data, 96% of them 4 and 5 star), which implies about 22%. Directional.
Booking engine conversionHotel groups 6.8%; independents 3.28%; profile default 2.5 to 6.8%
h2c 2020 Global IBE and Metasearch Study and Hotel Benchmark, both 2019 data, as reported by 80 DAYS via eHotelier (Oct 2020). Older data and different samples, so the gap between groups and independents is indicative.
Website conversion by device and sourceDesktop 2.5 to 3.5%; mobile 0.5 to 1.5%; organic search 1.55%; Google Hotel Ads 4.17%
RoomStay (Feb 2026), a booking engine vendor; the device and source figures carry no named source, and the page's own overall average is stated two different ways. Shown as context, not used in the formula.
Average booking valueSample $375 ($150 ADR x 2.5 nights); resort profile $900 ($300 x 3 nights)
The $150 ADR is the example rate in Hotel Online (Robert A. Rauch, Sep 2026). Nights and the resort rate are assumptions. Replace with ADR x average length of stay from your PMS.
OTA commission15 to 25% of the room rate
Hotel Online (Robert A. Rauch, Sep 2026): commissions tend to run 15 to 25 percent of the room rate. Preferred placement programmes raise the effective rate; check your own contracts.
Cost of a direct bookingAbout $3 to $7 per booking; roughly 5% of revenue
Hotel Online (Sep 2026) for the dollar range after card fees and loyalty perks; Stayntouch (Aug 2026, updated Oct 2026) for roughly 5% direct acquisition cost against OTA commissions that can reach 20%. Vendor and operator estimates.
OTA commission avoided15% of direct room revenue added by the model
Assumption: a 20% OTA commission (Hotel Online's example) less about 5% direct booking cost (Stayntouch), and every added direct booking would otherwise have come through an OTA. That makes it an upper bound; lower it if some of those guests would have booked direct anyway.
Visit ramp multipliersExpected 2.00 at M12; conservative 1.55 at M12
Assumption, adjustable. Flat for months 0 to 2 while tracking and property pages ship, then rising as destination pages index, shaped to the 60 to 90 day long-tail and 9 to 18 month head term estimates in US Tech Automations (Jul 2026, citing Search Engine Journal benchmarks).
Conversion ramp multipliersExpected 1.30 from M8; conservative 1.12 from M8
Assumption, adjustable. Stands for booking engine fixes on mobile and a larger share of visits landing on property, room and offer pages instead of general content.
Revenue timing lag0 months (counted at booking); 2 months for the seasonal resort profile (counted at stay)
Assumption, adjustable. Set it to your median booking window if you report room revenue by stay date.
Seasonal content timingLive 60 to 180 days before the booking window
US Tech Automations (Jul 2026), agency blog: 4 to 6 months ahead for beach resorts, 6 to 8 months for ski destinations. Used to schedule the month 7 and month 11 work, not in the formula.
A healthy channel mix40 to 55% direct, 30 to 45% OTA, 10 to 20% corporate and negotiated
Hotel Online (Robert A. Rauch, Sep 2026), an operator's recommendation for an independent hotel in 2026, not a measured average; the author says the exact numbers depend on market, seasonality and brand status. Shown as context.

Playbook

The pages we build first

Each card is a page type and the kind of search it answers, with your names in the brackets.

Property pages that answer the booking questions

A traveller comparing your property with its OTA listing wants the same facts: rooms, beds, amenities, parking, pets, check-in, cancellation, location and a total price. We rebuild each property page with those facts, hotel and room schema, and a book direct path that keeps the dates the guest already chose.

Example query: [Property name], [town]: rooms, amenities and rates for your dates

Destination and neighbourhood pages

Many travellers look up the destination before choosing a hotel, and for many groups OTAs and travel publishers own those searches. We write a guide for each market and neighbourhood and link it to the property that suits it, so someone searching the place can finish on your booking engine rather than an OTA.

Example query: Where to stay in [neighbourhood], [town]: a guide for [family, business or weekend] trips

Booking engine path

A ranking is wasted when the guest drops out inside the booking engine. We walk the route from property page to confirmation on a phone, bring the total price forward, remove steps, and hand your booking engine vendor a list of changes. We log each change and keep it only when completion goes up.

Example query: Change log: show the total price on the first rate screen at [property], four-week test

Metasearch and free booking links

On Google's results page, Hotel Ads and free booking links list your rate alongside OTA rates. We audit the Hotel Center feed, the connectivity partner and each Business Profile, so a traveller sees the same rate on Google as on your site.

Example query: Hotel Center check: Google rate vs booking engine rate at [property], [date range]

Offer, package and member rate pages

Many OTA contracts carry rate parity terms that cap how low your public rate can go. The common ways to a stronger direct offer are packages, length-of-stay deals and member rates. We start by reading your parity terms, then build offer pages that respect them.

Example query: Stay three nights in [town], breakfast and parking included

Seasonal and event pages

Demand peaks around seasons, school holidays, festivals, conferences and sports dates. One agency source says these pages should be live 60 to 180 days before the booking window opens, so we plan them on a calendar per market, not when the season starts.

Example query: [Event] [year] in [town]: hotels within walking distance of [venue]

Groups, weddings and meetings

Group blocks, weddings, retreats and meetings carry larger booking values and come through RFPs, not the booking engine. We build pages per event type with capacities, room blocks and an RFP form that reaches your sales team with its landing page attached.

Example query: Wedding venues in [town] with room blocks for [N] guests

AI search answers

Travel planning is shifting into AI answers. According to Hotel Online, Google added hotel booking to AI Mode for US travellers in late August 2026; results are ranked organically and, for now, carry no paid placements. We follow a fixed set of travel prompts for your markets and write property and destination pages that lead with the answer and carry facts an assistant can quote.

Example query: Tracked prompt: 'family friendly resort near [landmark] with a pool'

Fit

Who this page is for

A good fit

  • Hotel group, resort brand or serviced apartment brand with 2 to 10 properties
  • A website and booking engine you control, with a direct path worth improving
  • Read access to GA4, Search Console, booking engine data and channel manager or PMS reports
  • Someone in revenue or marketing who signs off pages and sits in a monthly review
  • A web team or booking engine vendor able to put tracking and fixes live in a few weeks
  • Open to setting your own rates and total price side by side with your OTA listings

Not a fit

  • Single properties and independent inns, since the offer is built around groups
  • Franchised hotels whose brand owns the website and booking engine
  • Groups that need bookings inside 30 days, where metasearch and paid search act faster
  • Anyone who needs a contract that guarantees a ranking, booking count or direct share
  • Groups unable to share bookings split by channel, because our reports run on direct share

FAQ

Questions teams ask before a call

How long until SEO moves our direct booking share?

US Tech Automations (Jul 2026), a single agency source citing Search Engine Journal benchmarks, puts long-tail destination and amenity queries with little competition at 60 to 90 days to rank, and head terms that OTAs and established chains hold at 9 to 18 months as a typical range. Direct share lags rankings, since the booking engine path and seasonality both shape it. Use the model on this page to see how your starting point bends the curve.

Will SEO replace our OTAs?

No, and we would not advise it. OTAs reach travellers you cannot reach alone. The aim is a better mix: more of the guests who already search your town and your property names booking on your own site, at a lower acquisition cost than the 15 to 25 percent OTA commission Hotel Online reports for 2026.

How do you handle rate parity?

Before we propose any offer, we read the parity clauses in your OTA contracts. When parity is in force, we work with packages, length-of-stay deals and member rates that fit within those clauses, and we confirm that for the same dates your own site never displays a higher total price than your OTA listings do.

Our booking engine sits on another domain. Can you still measure direct bookings?

Yes, in most setups. In month 1 we set up cross-domain tracking between your site and the booking engine, or use the engine's own analytics integration, so each booking keeps its landing page. Where the vendor blocks this, we report from booking engine and PMS data by channel and say so in the report.

Is this SEO or metasearch management?

SEO, with metasearch checks. We check your Hotel Center feed, free booking links and Business Profiles because they sit on the same results page as your organic listing. Bidding on Google Hotel Ads or Tripadvisor is a paid channel and is quoted separately.

Do you have hotel client results we can look at?

No, not yet, and we will not make any up. Whichever hotel group signs first runs as a pilot, and its interim metrics go public at day 90. Today our proof is in-house work the founder did at Brain Station 23, a software development and IT services company: SEO and paid search together lifted inbound pipeline to 43x over eight months.
