Real estate SEO services, United States

SEO for US brokerages in major metro markets

Most of your buyer and seller inquiries arrive through portals you rent. We build the neighborhood, listing and home value pages that earn those inquiries on your own site, clean up the IDX pages that dilute it, and tag every inquiry with the area and page that produced it.

$4,000 a month for metro brokerages

  • Scope agreed in writing before any work starts
  • Reporting in buyer and seller inquiries per area, not only rankings
  • Method taken from the founder's own in-house role at Brain Station 23, an IT services and software development company, where SEO and paid search combined grew inbound pipeline 43x within eight months
  • No guarantee of rankings, traffic, inquiries or commissions, plus a planning model you can audit on your own

Customer success journey

Your 12-month real estate SEO path

Pick where your brokerage's organic channel is today, put in your own numbers, and walk the year month by month: what we ship, what you should start to see, and what you keep. Redefine Web (Jan 2026) says organic rankings need 6 to 9 months to compound, and NAR's 2025 buyer profile puts the median home search at 10 weeks, so the model holds closed sides back by your own lag. The chart is a planning model driven by your inputs, with every assumption on screen. It is not a promise.

Where are you starting from?

Inquiries come from portals, not our site. Your agents work leads bought or referred from the big portals. Your own site gets brand searches and agent name searches, and almost no area queries. Visits are a sample number. Visit to inquiry is set at 1.0%, under the 2.7% real estate average in First Page Sage client data (Jan 2022 to Aug 2025), because brand traffic is mostly people already working with an agent. Inquiry to closed side uses 1.0%, inside the 0.4 to 1.2% band that Follow Up Boss attributes to NAR. Commission per side is 2.76% (Clever, Aug 2026 survey of 434 agents) of the $425,000 median agent-assisted sale price (NAR 2025 profile), rounded to $11,700.

How the model works

For each month m from 0 to 12: Monthly organic visits(m) = V0 x VisitRamp(m). Buyer and seller inquiries(m) = Monthly organic visits(m) x C0 x ConversionRamp(m). Closed transaction sides(m) = Buyer and seller inquiries(m minus L) x P. Gross commission income(m) = Closed transaction sides(m) x Gross commission per closed side. Cumulative gross commission income = sum of gross commission income from month 0 to m. Before month L, closed transaction sides come from the month 0 level of buyer and seller inquiries.

Each ramp is a multiplier on month 0, one per month. Month 0 is 1.00. Every multiplier is an assumption and is editable below.

Playbook

The pages we build first

Each card is a page type and the kind of search it answers, with your names in the brackets.

Neighborhood pages that sell the area

Buyers search the area before the house. A neighborhood page with this quarter's sold prices, schools, commute times and your agents who sell there answers that search and keeps the visitor on your site instead of a portal. We write them from your MLS data, not from a template that swaps the town name.

Example query: Homes for sale in [neighborhood]: prices, schools and recent sales

IDX architecture, not IDX volume

An IDX feed can publish tens of thousands of listing and filter URLs. Most are near duplicates of the portals. We keep the pages a buyer would bookmark (area, property type, price band) indexable and set the rest to noindex, so Google spends its crawl on pages that can rank.

Example query: [Area] condos under $500,000

Home value pages for sellers

A listing appointment is worth more to a brokerage than a buyer inquiry. Home value pages per area, with what similar homes sold for, capture sellers early. The valuation itself stays with your agents.

Example query: What is my home worth in [neighborhood]?

Local market reports from your own data

Your closed sides are data no portal has. A quarterly report per area gives local press a reason to cite and link to you, and gives your area pages fresh numbers.

Example query: [Metro] market report, Q3: days on market by neighborhood

Relocation and new construction guides

Relocation buyers search the metro long before they pick an agent. Moving guides and new construction community pages reach them while they compare areas.

Example query: Moving to [metro]: neighborhoods by commute and budget

Fair housing aware copy

Area pages describe homes, amenities and data, never who should live there. Every page is checked against the Fair Housing Act advertising rules before it goes live, and your broker of record signs off.

Example query: Describe the park and the school ratings source, not the residents

Inbound pipeline to 43x in eight months

The founder ran SEO and paid search in-house at Brain Station 23, a software development and IT services company. The same method of tracking first, bottom-of-funnel pages next, then links and conversion work, took inbound pipeline to 43x in eight months. That was SEO and paid search together, for an IT services company, not a real estate business.

  • Minimum term is three months, since months 1 to 3 go to tracking setup and foundation work.
  • As a reference point, Redefine Web (Jan 2026) lists $3,000 to $10,000+ a month for enterprise brokerage packages in the top 25 US markets, with its own enterprise tier starting at $4,500. Treat that as a single vendor's pricing, not a survey of the market.
  • Investor firms are quoted at $2,000 to $3,000 a month by the same vendor; we take investor groups only when they work in two or more markets.
  • We do not guarantee rankings, traffic, inquiries or commissions. Each report compares results with your month 0 baseline.

Fit

Who this page is for

A good fit

  • Residential brokerage with 20 or more agents in a major metro
  • Investor group buying or selling in two or more markets
  • A broker or marketing lead with authority to sign off pages and attend a review each month
  • Access for us to GA4, Search Console, your IDX provider and your CRM
  • MLS data you are allowed to publish on your own site
  • Willing to publish area data, not only listings

Not a fit

  • Solo agents and small teams on a single office
  • Anyone who wants a guaranteed number of leads or closings in the contract
  • Brokerages unable to share CRM data, because our reporting counts closed sides
  • Teams that need inquiries inside 30 days, where paid search is the quicker channel
  • Developers with no US sales office: our Dubai page covers off-plan developers

FAQ

Questions teams ask before a call

How long does real estate SEO take to produce inquiries?

Per Redefine Web (Jan 2026), organic rankings take 6 to 9 months to compound, and first movement in the map pack can begin in 6 to 10 weeks. Treat both as vendor estimates rather than guarantees. A closed side arrives later still, after your usual search and escrow period, which is why the model includes a lag input.

We already pay for portal leads. Why build our own?

Portal leads are rented: the next agent can buy the same area. Area pages and home value pages on your site keep earning after the spend stops, and the inquiries arrive tagged with the area and page in your CRM. We report both channels side by side so you can decide the mix.

Will you change our IDX setup?

Only with your IDX provider and with your sign off. We decide which listing and search pages stay in Google's index and which carry noindex, so crawl budget goes to pages a buyer would bookmark. Listings stay visible to visitors either way.

Do you write about fair housing sensitive topics like schools and neighborhoods?

We describe homes, amenities and published data with its source, never who a neighborhood suits by protected class. Your broker of record approves pages before they go live. Compliance with fair housing and state license advertising rules stays your brokerage's responsibility.

Do you have real estate client results we can look at?

No US results exist yet, and we won't make any up. What we can show is the founder's in-house record at Brain Station 23, an IT services and software development firm, where combined SEO and paid search grew inbound pipeline 43x over eight months. Our first real estate client will be a pilot, and we publish its 90-day interim metrics once that client approves.

What about AI search and AI Overviews?

From month 10 we track a fixed set of buyer and seller prompts for your metro and record whether AI answers cite your area pages. Pages are written answer first, with data sources and a named author, so they can be quoted.

See which areas your site could own

Over a 30-minute call we review where today's inquiries originate, which areas produce your closed sides, and where the portals rank above you. If it fits, you leave with a draft area map and a written scope.
